Don't believe everything you read when looking at homes for sale.

Everyone knows Realtors are the kings and queens of fluffery.  Using words that may be a little generous when describing a home.  Buyers know that “cute”,  ”quaint”  and “cozy” really mean you’re not going to fit that king sized bed in your master.  Buyers also know that if a home description contains more information about the community amenities than the actual home that’s for sale…it’s probably a dump.  No surprise there. 

But what about when an agent uses words that make a home sound WAY too good?  If buyers don’t have a sense of humor…they’re probably going to be a little more than ticked off at the deception.

One of my home tours with a buyer this week lead us to a property that promised great things, including a “resort-like backyard”. This is always intriguing in Ahwatukee where there are some very nice “resort-like backyards”. Of course, the listing did not contain any photos of the yard (which was a big fat red flag). 

We rushed to the backyard hoping to be awed..but alas ”resort-like” would not have been the words I used to describe this space.  “Low maintenance”? maybe.  “A blank palette”? perhaps.  “Freakin Ugly”?  Yea, that would be truth in advertising.  Kinda made me wonder where this agent spends his vacations.

Luckily, my buyers have a sense of humor…we laughed…a little.

The listing agent was referring to a resort in Yuma…
