The Traditional Resale Boom…What no one is telling you.

The myth is the real estate market in the Phoenix Metro area is stagnant.  Short sales and foreclosures abound and it’s a buyer’s market because nothing is selling.

WRONG.  Oh, we have short sales and foreclosures.  But here’s the thing….many buyers are tired of trying to deal with them.  I spoke with an agent yesterday who said her buyers didn’t want to deal with another bank owned property.  They were tired of waiting for a bank response and hearing that there were multiple offers on the property and that they should submit their “highest and best offer”.  The standard bank response.

Multiple offers are the norm on these bank owned deals and the price is usually driven up thousands above list price if the house is in anywhere close to being in decent shape.

So that leaves traditional resales and that’s a market that’s BOOMING! We’re seeing homes sell in days and often with multiple offer situations.

Buyers are left scratching their heads as they wonder what happened to the buyer’s market they’ve heard about as the home they thought they had time to think about is sold before they can write an offer on it.

My question is…why isn’t the media reporting this?  It’s really great news for traditional sellers in the Valley…I just wish they knew!
