Chandler AZ Short SalesRepresenting sellers who are short selling their homes is usually very rewarding.  Oh, I’m not talking about financial reward, I’m talking about the feeling that you’ve really helped someone out of a dire situation and helped minimize the damage to their financial future.

“Usually” is the key word.  Every once in awhile there’s a seller who just doesn’t seem to care and it boggles my mind.  Sellers who are unresponsive to requests for their lender for documentation or limit showing opportunities.  Sellers who make comments like, “I really don’t have time to contact my lender…isn’t that what you’re for?”  Seriously?

First, it’s important for sellers to understand that this is THEIR financial future that’s at stake, no one else’s.  Yes, agents can get a home sold and professional short sale negotiators can help facilitate a short sale, but that doesn’t mean your help and cooperation isn’t needed to complete the picture.

Homeowners who are engaged in the short sale process and stay in contact with their lender, especially when their lender’s wheels aren’t turning as fast as they could, these are the short sales that have the highest closing success.

So, if you’re thinking of short selling your home in Chandler, AZ (or anywhere else for that matter), please understand it’s your party and it’s really helpful if you show up.

  1. Good Points. Good for you for handling these deals! I have the toughest time with them. In Canada, we’re not even allowed to contact the lender. They won’t release a scrap of information on behalf of the sellers.

  2. Things are tightening up here in the US as well. I actually use an attorney and/or professional negotiator to handle the task. I am a REALTOR. I sell houses. I really don’t want to be that up close and personal with anyone’s financial data.
