Homes for sale in Sun Lakes ~ Is the market as hot as the temps?


No doubt about it, the record high temps tend to slow down the buyer traffic in Sun Lakes (along with the rest of the Valley to tell the truth).  I mean, only the most dedicated home shopper wants to put on oven mitts to open sizzling hot car doors as you trudge from property to property in 115 degree heat.  So as the temps rise, the market seems to cool just a bit. 

There are currently 190 homes for sale in Sun Lakes according to our MLS.  

Almost one year ago, July 20, 2008, the average list price of a single family home for sale in Sun Lakes was $305, 597 with an average of 206 days on market. 

Today the average list price of a single family home for sale in Sun Lakes is $308,608 with an average of 196 days on market.

The lowest priced single family home in Sun Lakes is a lender owned, 1216 sf 2 bedroom, 1.75 bath home listed at $119,900.

The highest priced single family home in Sun Lakes is a 3181 sf, 3 bedroom, 2.5 bath home situated on a golf course lot and listed for $639,000.

There are 16 villa homes currently for sale ranging in price from $148,981 – $329,000.

Add another 35 manufactured homes for sale in Sun Lakes #1 ranging in price from $85,000 – $189,000. 

Despite the heat, it’s still a great time to be a buyer in beautiful Sun Lakes, one of the most desirable Active Adult communities in the East Valley.  I should know…I live there!
